FHA Home Inspections and Costs
Usually all inspections are paid upfront to the inspector hired by the buyer at the time of inspection or delivery of the inspection report. Payment for inspection services does not go towards your down payment or cash to close requirements. If you have any questions on which inspections you may or may not need, please consult with a loan representative.
Wood Destroying Insect Inspection (WDI). This is a required inspection report that determines if there are any wood destroying insects on the property such as termites or carpenter ants. Buyers can select their own WDI inspector. Typical cost range for this service is $75 to $150. This is an Up Front out of pocket expense for buyer.
Well Water Test. If the property has a private water well, you will need to obtain a bacteria and chemical water test that meets FHA/HUD guidelines which determines the water is safe for consumption. Typical cost range for this service us $125 to $300. Usually a sample of water is taken from the home and taken to the local health department for testing. The following chemicals/bacteria must be tested at a minimum:

Septic Inspection. If property has a septic system, you may need to obtain a septic certification from a licensed septic certification company. This is an in depth inspection that thoroughly evaluates the functionality and integrity of the septic system. Buyers can select their own septic inspector. Typical cost range for this service is $200 to $400.
Home Inspection. This is an optional inspection that gives an in depth analysis into the overall integrity of the home. Buyers can select their own home inspector. Typical cost range for this service is $250 to $500.
Appraisal Inspection. This is a required inspection for the home loan to determine the value of the home. The lender selects the appraiser and buyers supply a credit card payment authorization form that will be charged by the appraisal company before the inspection will take place. Typical cost range for this service is $450 to $600. This is an Up Front out of pocket expense for buyer.
